Designing and Developing a Hotel: ical Base Hotel Designing and Developing a Hotel: ical Base Hotel Introduction Hotel is a business establishment that offers meals, lodging and other guest services. Hotel should have at least six letting bedrooms where three should have private bathroom facilities. Hotels are classified according to Stars depending on the compliance with usual requirements and ratings. However, the ratings and compliance with the usual requirements may differ from various hotels due to quality of services, amenities, geographical location, management, market target and range of facilities (Brymer, 2004). Hotel chain assures all hotels have uniform standards. The hotels are categorized from 1-Star to 5-Star. The design and development of Classical Base Hotel will be classified in the top-most best hotels, which is 5-Star. It will offer the luxurious premises, swimming pool, sport and other exercise facilities and widest diversity of the guest facilities. I have not chosen a hotel franchise because the name of my have give a clear depiction of what the hotel offers. The name Classical analyzes that the facilities and services offered in the hotel are of high standards, which is the one way of capturing the attention of the visitors and guest into place. The term Base is only an additional name to make it sound better. Hotel design engrosses a plan, draft and development. There are various hotel designs including hotel-casino resorts, guest palaces, hotel-spa resorts, boutique hotels, English country inns, no-frills hotels and art and designer hotel. Classical-Base Hotel will be categorized in hotel-casino resorts design. Hotel development involves monitoring and accounting the marketplace and local situation in every step. Hotel development is also concerned with the structural design and even the brand (Brymer, 2004). An architect should have prior experience in order for him or her to design the hotel. Classical-Base Hotel will be in a single building comprising designated rooms. The building will have 20 storeys with a wider length and width. The whole building will comprise 500 rooms where with equal sizes, but partitioned differently. However, the interior design will not affect the charges where the customers will lodge the rooms according their choices and preferences. The basement and ground floor will be a place of offering foods and beverages. Other services such as making all the payments for the services will also be done on these floors. The manger’s office and other offices will be contained in the ground floor (Fischer, 2008). The stores for keeping beverages and raw foodstuffs will also be contained in the ground floor. The Classical-Base Hotel will have a specific area for parking outside the building where swimming pool and other recreational facilities will be located. Classical-Base Hotel will also have 5 large halls with different sizes to accommodate different numbers of guests. ADR, which stands for average daily rate for rooms, will be $500 since the charge for booking a single room for a day will be $200000 because the number of lodge rooms will be 400 rooms. The geographical location of the Classical-Base Hotel will be close to National park and museum located five kilometers from the capital city. The hotel will host all types of visitors and guests including the tourists where some will come from the city. The area will have a green environment full of fresh air. The hotel has the capability of getting goods and services from the city at cheaper prices (Fischer, 2008). Hotel’s location will facilitate its development where the tourists can lodge the rooms for a long time because of the services offered by national park and museum. Suitable environmental conditions will also attract more visitors and guests since the area will have minimal air pollution and noise pollution as compared to the capital city or other cities. The operating segment of the Classical-Base Hotel will include price segment, business market, meeting and events and vocational travelers. There are four beneficial segments, which determine the types of consumers including medical, taste, economic and cosmetic. There are some consumers who go to a restaurant due to the taste or type of food and beverages. Others will opt to go for recreational facilities and leisure activities including gambling in order to make money. However, the Classical-Base Hotel will manage the four segments in order to satisfy all the visitors and guests. The hotel will have different charges of facilities and prices of foods and beverages according to the living standards of the visitors and guests (O’Fallon &Rutherford, 2011). There are some visitors or guests who can request on nicer furnishings, amenities, towels and carpeting, which will be provided at an extra charge. There are others who can demand on specific food and beverages which can also be provided to them at an extra charge. The extra charges increase the profit margins. The room rate charges can be made cheaper if in case the competition goes high and returns normal or above when competition is low. The hotel will also offer various supplementary amenities with favorable competition charges in order to attract more visitors and guests. The second operating segment will be the business market. The Classical-Base Hotel will offer free wireless service or internet connections in the rooms in addition with faxes, printers and workstations. Since the hotel will be located near the convention center, it will be easier to contact their sales department in order to understand how to become a recommendable accommodations provider. The charges might be high, but they can later offer the services for free in the long-run. Classical-Base Hotel will also increase the bookings on meeting and events in order to attract the event business and the visitors and guests who will attend the events. Some of them include weddings, workshops, conferences, seminars, banquets, sports ward’s nights, lunch and learns, charity fundraisers and high school and family reunions (O’Fallon &Rutherford, 2011). In addition, Classical-Base hotel will also offer entertainment, audiovisual, catering and large room setup services. In order to provide the mentioned services the florists, disc jockeys, photographers and caterers will be needed. The hotel will try to build a relationship by use of ambush marketing or get a formal agreement with the government since it is close to a national park and museum. One of the ways of attracting visitors is through providing concierge service including theaters, per sitting, day care, shopping and other attractions and services. The hotel will also offer free shuttle service where the visitors and guests will be transported to and from destination (Reid & Bojanic, 2010). The hotel will also identify the tour groups that operate their buses to and around the area and provide them with a meal or rest stop if their guests are incapable of spending the night in the hotel. The services which the hotel will of will favor both the leisure tourists and business travelers. The hotel will operate on 24 hours in seven days at reasonable costs. Classical-Base Hotel will also offer hotel accommodation services and facilities, room accommodation services and facilities and budget hotel accommodation. Some of the facilities which the Hotel will offer include a cyber cafe, banquet hall, medical support where specialists and doctors will be available, travel desk, business aid, credit cards, regal suites and highly renovated rooms (Reid & Bojanic, 2010). The room facilities which Classical-Base hotel will offer include laundry service, running cold and hot water, free internet access, fully air-conditioned, a wall-clock, uninterrupted and sufficient power supply, television and refrigerator. The hotel will have seven departments including security, reservations, housekeeping, concierge, guest service, front office, and engineering departments. The front office department usually gives the first impression on the visitor and he or she relies on the information and services given in his or her stay. The functions of the front office include selling and up-selling the rooms, maintain the account of all guests are balanced and offer services such as handling faxes, hotel information, mails and messages. The front office will ensure the rooms are 100 percent occupied by handing over to walk-in or call-in guests (Shanker, 2002). The front office will also sell the halls to the guests. Every guest will have an account which will show the charges from all departments. The front office workers should have adequate knowledge about Classical-Base Hotel for them to be able to answer all the customer’s enquiries. The front will have three shifts for it to operate efficiently for 24 hours. The reservation department will involve making the reservations for rooms. The main role of the reservation department is to sell all the rooms at maximum prices and avoid resentment of the guest being overcharged. The reservation will be done through walk-in, telephone, internet and travel agents. Confirmed and guaranteed reservations are the two types of reservations. Confirmed reservation involves confirmation of slips including number of guests, confirmed dates and types of the booked rooms. The hotel will then take the guest’s credit card number and guarantee the payment of the hall or room (Shanker, 2002). The housekeepers have four major responsibilities din their department. They are the leaders of the people, supplies and equipments. They also clean and service the public areas and guest rooms, operate according to the prescribed financial guidelines and keep records of the equipments and supplies in order to control the inventory. The concierge department provides touch services that cater the visitor’s precise needs. The employees should, therefore, have detailed information about the hotel and offered services, the city and the international details (Shanker, 2002). They are recommended to be familiar with various languages in order to serve the guests efficiently. Guest service department gives any visitor the positive first impression. The employees in that department include bell person concierge and door attendant. Door attendants wear impressive uniforms where they assist on removing the baggage from the trunk, clearing the way for the vehicles entrance, hailing taxis among others. Bell-person escorts the visitors to their rooms while carrying their luggage. They also assist in air conditioning the room, putting on the lights or television among others. Security department provides visitor’s protection and also prevent any loss that can occur. The security officers go round the hotel premises to maintain peace and order. Fire alarms, two-way radios, smoke detectors and CCTV cameras are the equipments that can also provide visitor’s safety. The security officers should also take the safety procedures like accessing the guest room, offices and store rooms at all times. All employees should have the identification cards including their photographs where the visitors can contact to the respective name-tagged workers for security reasons (Yee, 2007). Engineering department has the role of repairing and maintaining the entire hotel such as boilers, water treating and distributing, sewerage treatment and lightning. The final department is the accounting department, which handles a variety of essential tasks including accounting reconciliations, invoicing customers, budgeting and financial analysis among others. The guestroom amenities that will assist in distinguishing Classical-Base Hotel with other hotels includes high internet speed, comfortable desk chairs, flat screen televisions with higher definitions and HD television channels. In addition, the clock radio will be equipped with IPod or MP3, have safes, hair dryers and irons plus ironing boards. The higher management of the Classical-Base Hotel will comprise the board of directors, general manager and residential manager. The departments will also have various directors and their assistants such as chief engineer, security director, director of food and beverages, sales and marketing directors and human resource manager together with their assistants (Yee, 2007). The managers and directors will have specific duties in their respective departments. The strengths of Classical-Base Hotel includes the availability of swimming pools, cleanliness, regular scheduling and plans, the hotel employees are committed and offer the best services to the guests, having diverse foods and beverages with different and suitable geographical location. One of the weaknesses of the Classical-Base Hotel is having few employees who can speak in various international languages where some tourist guests cannot communicate the international language, which is English. Another weakness is that sometimes the free internet access in the lodge rooms could go down where the guest will give complaints (Yee, 2007). The targeted market includes the leisure and business travelers where the tourists to the national park and museum are included. The marketing plan for the leisure travelers including the tourists involves having good incentives in order to keep up the interests, giving loyalty packages and providing complete information guide about Classical­-Base Hotel. The hotel should also organize for personal and private events such as anniversaries and give a quality hotel’s content on social media (Fischer, 2008). The marketing plan for the business travelers involves advertising high-standard customized commodities and services, offering special rates, quick booking facilities and discounts, corporate the events, replying quickly and in a professional way on social media and optimizing mobile search and application of the hotel. The opportunity that the hotel will have is high demand of tourists while at the peak season. The tourists will accommodate the hotel at a large number increasing the profit margin. The profits incurred after several years will be diversified to other areas through establishment of other hotels. Conclusively, designing and developing a higher standard hotel is not an easy task. The design and geographical location plays a crucial role in determining the hotel marketing. The hotel services and facilities offered by the hotel also determine its marketing. The SWOT analysis should also be considered before establishing and running a hotel. The areas should have a minimum or no competition for the hotel to run efficiently. Security and safety measures should also be provided at a higher range.
